ISLAND WEST REALTY HAS A FULLY LICENCED PROPERTY MANAGEMENT SERVICE WHICH OFFERS THE FOLLOWING:

1. Drawing up of contracts between property owners and Island West specifying the owners desires and also authorizing Island West to act on behalf of the property owner.
2. Writing and submitting the advertisement for and promotion of the rental property.
3. Application to rent forms filled out by potential tenants followed by screening of all potential tenants including interviews, evaluating references and checking pertinent financial information, contacting previous Landlord’s and reviewing rental background.
4. Showing property to perspective tenants and details as per Landlord’s requests are discussed.
5. Residential Tenancy Agreement contracts completed and distributed.
6. Security Deposit collected and deposited into interest bearing trust account.
7. Collection of all monthly rents at specified time.
8. Handling of all repair issues that arise with limits set by landlords as to contact requirements
9. Depositing of net rent into account as specified by owner or mailed directly to owner.
10. Maintain contact with utility services to insure continued upkeep of accounts.
11. Periodic visual check of property and verbal report made to owner.
12. Handle all communication from tenants on behalf of the owner.
13. Contact reputable service people to handle repairs with estimates received and owners permission sought before final decisions are made.
14. Delivery of eviction notices if required or receive notice of termination of rental agreement as per the Real Estate Board requirements.
15. Inspection of rental property at end of agreement and handle reimbursement of security deposit.
